Namibia's housing measured in gold and bitcoin

Introduction

The data in this post will comprise of the average housing prices in Namibia, the price of gold and the price of bitcoin from 2015 to 2020. I actually wanted to use the median prices but First National Bank stopped using median prices in there Housing Index reports. They switched to using average housing prices from 2017 so the mean will have to do for now.

It does not look like much changed regarding the price when you look at the average price of a Namibian house.

We have a low in this year of N$1,044,956 and a high of N$1,199,179 in 2018.

Namibian housing prices denominated in gold and bitcoin

Lets take the two most hardest forms of money, gold and bitcoin. Then use that to measure the value of the average house in Namibia. The data used for gold and bitcoin can be found here and here.

Bitcoins/Gold needed to buy an average Namibian house

In 2015  around 75 oz of gold could get you an average house in Namibia while you needed 319 bitcoins for the same house. Fast forward to 6 October 2020, you would need 43 oz of gold and only 8 bitcoins to pay for an average house in Namibia.

What can we derive from this?

Gold

The less of a thing needed to purchases something the more valuable a thing is. In this case you need 32 less oz of gold to buy an average house from 2015 to 2020. This comes down to around 74%.

Bitcoin

You need 311 less bitcoins to buy an average house from 2015 to 2020. This around 39 times less bitcoins in the period of 2015-2020.

Conclusion

The above shows that bitcoin has significantly increased its purchasing over the last 6 years and also has outperformed gold.

The average price of housing in Namibia is decreasing slightly for the last 3 years. Having said that the average house for this year (2020) still stands at N$1,044,956 which is not affordable for most of the population.
